By accessing our website, making a reservation, or staying with us, you agree to be bound by these Terms and Conditions. Please read them carefully before confirming your booking.

1. Use of the Website
a. You must be at least 18 years old to make a reservation through our website.
b. You agree to provide accurate, complete, and current information when submitting
any inquiry or booking request.
c. You are responsible for ensuring that all details provided, including contact and
payment information, are accurate.
d. You may not use our website for any unlawful, fraudulent, or unauthorized purpose.
e. We reserve the right to deny access to the website or our services at our discretion if
misuse is suspected.

2. Booking and Reservations
a. All bookings made through our website are subject to availability and confirmation by
the villa.
b. To confirm your booking, a deposit or full payment may be required as specified
during the booking process.
c. Your reservation will be considered confirmed once payment is received and written
confirmation is sent by Sekkugala Villa.
d. Special requests (e.g., late check-out, dietary requirements) are subject to availability
and cannot be guaranteed.
e. Guests are expected to provide accurate arrival and departure details to facilitate
smooth check-in and check-out.

3. Payments
a. Payments may be made via the methods stated on our website, including credit/debit
cards or secure online transfers.
b. We use trusted third-party payment processors to handle payment information
securely. Your card details are not stored on our servers.

c. All prices are listed in Sri Lankan Rupees (LKR) unless otherwise stated and are
subject to applicable taxes and service charges.
d. The villa reserves the right to adjust rates without prior notice; however, confirmed
bookings will not be affected by subsequent rate changes.

4. Check-in and Check-out
a. Standard check-in time is 2:00 PM / 1400 h and check-out time is 11:00 AM /1100 h
early check-in or late check-out requests may be accommodated subject to availability
and additional charges.
b. A valid photo ID or passport is required upon check-in for verification purposes.

5. Cancellation and Refunds
Cancellations and refunds are governed by our Cancellation Policy, which is available
on our website and provided at the time of booking.
Guests are encouraged to review this policy before confirming a reservation.

6. Villa Use and Guest Conduct
a. Guests are expected to treat the villa, its staff, and property with respect.
b. Any damage, theft, or loss caused during the stay will be charged to the guest
responsible.
c. The villa premises are for registered guests only; visitors are allowed only with prior
approval.
d. Smoking is permitted only in designated outdoor areas.
e. Pets are not allowed unless expressly agreed upon at the time of booking.
f. The villa reserves the right to terminate a stay without refund if guest behavior is
deemed unsafe, unlawful, or disruptive.

7. Intellectual Property
a. All content on this website, including text, photos, videos, logos, and designs, is the
property of Sekkugala Villa or its licensors.
b. You may not reproduce, modify, or distribute any part of the website without prior
written consent.

8. Limitation of Liability
a. While we strive to provide accurate and up-to-date information, Sekkugala Villa
makes no guarantees regarding completeness or accuracy.
b. We shall not be held liable for any indirect, incidental, or consequential damage
resulting from website use, booking errors, or guest stay.
c. The villa is not responsible for loss of personal belongings, accidents, or injuries that
occur during the stay unless caused by proven negligence of the villa or its staff.
d. Guests are encouraged to arrange travel insurance to cover unforeseen
circumstances.

9. Force Majeure
The villa shall not be liable for any failure or delay in performance due to circumstances
beyond its control, including natural disasters, government restrictions, pandemics,
strikes, or power outages. In such events, alternative arrangements or date changes
may be offered subject to availability.

10. Amendments and Updates
Sekkugala Villa reserves the right to update or modify these Terms and Conditions at
any time without prior notice.
Any revisions will be effective immediately upon posting on the website. Guests are
encouraged to review this page periodically.

11. Governing Law
These Terms and Conditions are governed by the laws of the Democratic Socialist
Republic of Sri Lanka.
Any disputes arising from these terms shall be subject to the exclusive jurisdiction of the
courts of Sri Lanka.

Villa Cancellation and Refund Policy
1. General Policy
We understand that travel plans may change unexpectedly. To ensure a fair arrangement for both guests and the villa, the following cancellation policy applies to all confirmed bookings at Sekkugala Villa hereafter referred to as “the Villa”).

2. Reservation Confirmation
 A deposit of 100% of the total stay is required at the time of booking. Bookings will be considered confirmed only upon receipt of the deposit and written confirmation from the Villa.

3. Standard Cancellation Policy
 Cancellations made within 21 days prior to arrival – 25% of the total booking
value will be charged.
 Cancellations made within 14 days prior to arrival – 50% of the total booking
value will be charged.
 Cancellations made within 7 days prior to arrival – 100% of the total booking
value will be charged.
 No-shows or early departures will be considered as cancellations, and the full
booking amount will be charged.

4. Peak Season / Special Event Policy
During peak seasons (e.g., December to January, April, and public holiday periods) or
special events, the following terms apply:
 Cancellations made more than 30 days before check-in: 50% refund.
 Cancellations made within 30 days of check-in: No refund.
Peak season rates and cancellation terms will be clearly stated at the time of booking.

5. Non-Refundable Rates

 If a non-refundable rate was selected at booking, no refund will be issued for
cancellations, no-shows, or shortened stays.

6. Amendments and Date Changes
Date changes are subject to availability and seasonal rate adjustments.
If you wish to amend your booking, written notice must be provided at least 30 days prior to check-in.
Only one change per booking is permitted, and the new dates must fall within 6 months of the original reservation.

7. Force Majeure / Unforeseen Circumstances
If a stay must be cancelled due to natural disasters, pandemics, government travel
bans, or other force majeure events beyond the control of both parties:
Guests may opt for a date change or a credit note valid for up to 12 months, subject to availability. Refunds may be offered at the Villa’s discretion, minus administrative costs.

8. Refund Processing

Approved refunds will be processed within 14–21 business days.Refunds will be made via the original payment method or another agreed method, after deducting any bank transfer or processing fees.

9. Villa’s Right to Cancel
In rare circumstances (e.g., maintenance emergencies, safety issues, or overbooking), the Villa reserves the right to cancel a confirmed reservation. Guests will receive a full refund or an offer to reschedule at no additional cost. The Villa shall not be held liable for additional costs such as travel arrangements or third-party services.

10. Communication of Cancellations
